26.04.2005, 19:39 6

The first stage of the Baneasa project, one of the biggest real estate projects in the region that is valued at over one billion euros, will comprise development of a large shopping complex. The complex will include a hypermarket, DIY store, furniture store and shopping gallery.

"Works have already begun for the first stage of the project, which is worth 50 million euros," Mike Lloyd, executive manager of TriNation Management & Development BV, the company that is handling the project, told Ziarul Financiar. Among other projects TriNation is also responsible for the Dorobanti 239 office building, which will become the headquarters for the Romanian and foreign owned petroleum company Petrom-OMV. French group Vinci, which is involved in similar projects on the local market, such as the Orhideea shopping centre, is participating in the first stage of the project as a financing body and general contractor.

When contacted by Ziarul Financiar, Soconac officials (the representative of Vinci group in Romania) declined to provide further details. Soconac is also the general contractor in the first phase of Baneasa project. "The first phase, namely the shopping centre, will be finalised next year," Lloyd added. The list of potential names that will open in the Baneasa shopping centre includes Carrefour, Bricostore and Mobexpert, market sources claim.

"This year will see us begin works for three new hypermarkets, one of which will be located in Baneasa," explained Francois Oliver, executive manager of Carrefour Romania. French group Bresson, the owner of the Bricostore DIY retail network, and Mobexpert, the group owned by businessman Dan Viorel Sucu, will also be present in the new centre.

Mobexpert will have a large store, says Sucu, which will be different from the stores opened so far. There is also a chance that subsequent stores will be opened by Swedish company Ikea, market sources say.

According to the original plans of TriNation, the Baneasa project will also include other development phases, including residential complexes, a hotel and even an IT business park, the value of which are estimated at more than 1 billion euros. "It is a project that will be implemented over 10 or even 15 years," said Lloyd.
