The multinationals, which have invested tens of million of euros in production facilities in Sibiu, have induced a real estate investment boom in the city.
The price of a housing unit in "the new Sibiu" ranges between 45,000 euros and 130,000 euros, comparable with the prices from the new residential areas in Bucharest. Despite the rising prices, there is an increasingly higher demand for houses. The reason? The companies with manufacturing operations in the city attracted the work force from the county and from the region.
The current real estate investments are estimated at some 40 million euros, and the number of real estate agencies interested in purchasing land in Sibiu, is rising.
One of the first far-reaching residential projects was the Neppendorf residential assembly, developed by the company Conelt, owned by businessman Constantin Trihenea. The 10,000 square metre private district is located in Turnisor area and comprises 17 villas for one family only and two collective villas with 6 flats each.
The residential complex Ana is a project worth 10 million euros belonging to Residence Investments firm. The complex is being built at the entrance to Sura Mare, covering a total surface area of over 40,300 square metres. There are 64 individual and duplex villas, each of them having a plot of up to 600 square metres. The residential area includes a secured enclosed space, a permanent guard centre, as well as a recreational area comprising a football field, a tennis court, fitness centre, sauna and playgrounds for children. The small town will have a potable water treatment and supply station, a water purifying station, as well as methane gas and electricity supply system.
The Ana Complex is still under construction, with the works having been started this spring and being set for completion in 2007. At the moment, contracts have been signed for more than half of the houses available in the complex.
The Cluj-based financial group Imofinance decided to enter the real estate market in Sibiu this July. The Imofinance project entails the construction of seven buildings with 160 flats in total.
The residential complex named Dumbrava is located in Siretului Street, close to Dumbrava Forest area. The work started this July, and the project is set for completion next autumn.
