Project management companies eye real estate market

The growing number of commercial and office projects on the domestic market has prompted the real estate developers to resort more often to companies specialised in project management and consultancy in the real estate field.
Once the real estate market has grown mature, the projects' quality and design have become decisive factors when it comes to attract investors and clients' interest.
"A growing number of project developers resort to the services provided by a project management and consultancy company, but their number is still small compared with the countries within the European Union.
"Those who choose such services are generally developers of shopping and logistic centres as well as of office buildings," Renate Kremer, the general manager at Drees & Sommer Romania, the local branch of German group Drees & Sommer, told ZF.
Bucharest has a limited supply of modern shopping centres, given the number of inhabitants, compared with the other capitals within the EU. Yet there is no guarantee that the announced projects of hundreds of thousands of square metres will be successful.
Due to such differences, in City Mall, for instance, several tenants that develop profitable activities in other locations, such as Turabo Cafe or Elmi Prodfarm, decided to cancel their contracts only a few months after they opened their outlets, although the demand for such locations is still exceeds the shopping centres' capacity, according to the specialists on the market.
"The malls developed so far have been built on the structures of already existing buildings, but the future projects will be greenfield developments, and they will require consultancy from specialised companies, so as to match the projects carried out in the European Union," explains Kremer.
Drees & Sommer Romania derived turnover worth 3 million euros last year, up by some 50% against 2004.
"We estimate turnover will be maintained at a similar value as the one posted last year, because we wanted to strengthen our business.
"We project some 10% rise in turnover for the upcoming year," mentions Kremer.
Drees & Sommer group numbers approximately 700 employees and currently develops projects amounting to some 12 billion euros in 10 locations in Germany as well as in several offices from Austria, Czech Republic, France, Italy, Luxembourg, Poland, Romania, Hungary, and the United Arab Emirates.
In Romania, the company carried out projects for Billa, Unirea Shopping Center (multi-storey parking facility), Kaufland, Petrom filling stations, Andreas Stihl (distribution centre), Chio (production facility) and Baneasa Airport Tower.
Gleeds (Great Britain) and Theobald & Gardener (Great Britain) are among Drees & Sommer's competitors on the local market.
